Strategies for Maximizing Rent with a M2M lease?

For those with month-to-month leases, do you find that in your rentals with middle class tenants that the M2M is deemed a liability by your potential tenant pool? Does the M2M lease structure keep you from maximizing rent in your market as tenants may consider the lack of security a concession they are making (especially middle-class tenants, who may have the smarts and financial leverage to put pressure on a M2M structure)? What strategies are M2M landlords applying to leverage the flexibility of a M2M lease but attract and retain quality tenants that demand the security of a long term lease?

Thanks as always. I'm interested in the M2M structure but wanted some feedback on how it is perceived in the middle-class tenant market from those who have used/currently use it.
