Thanks for the reply Aaron.

I have hired marketing professionals in the past which did increase my results when I was marketing to NODs. Others marketing professionals did not increase my response. However, at this time I will use this forum & read as much about marketing as I can.

I may or may not test this letter depending on other's input, and will rework the letter to use as a test too.

I will do some research on the headline and features vs benefits and see what I can come up with. Do you have any links you could share?

When you say "short letter" do you mean less words on an 8.5 X 11 or a half sheet?

Thank You Michael. I did credit "a poster" in my opening paragraph I just couldn't find your post where you gave a link to your post card to get your name. This is a typed letter and it is one page long. I will be testing with a yellow letter and a postcard and or a combination.

The marketing is geared to 90 day late then through NOD. Mostly because I am familiar with this. I can use leads to list the property or short sale but ultimately want to buy. I am also going to market to landlords & probate.

The following is a letter I want to use to market to people 90 days late on their mortgage but before a NOD. I am OK with short sale and listing leads as well as out right purchases. Most of this letter is borrowed from poster that posted his yellow post card on the Forum. I am sorry I cant find the name of the poster as I am in the middle of reading all the posts here.

I would welcome all comments.

THIS LETTER WILL HELP YOU CURE YOUR HEADACHE

Hi «GIVEN_NAME» «SURNAME»

My name is Gary Parker. I currently am in the market for 3 houses in your neighborhood, and I was hoping to speak to you regarding buying your property at «CONTRACTED_ADDRESS»

Let me tell you a little about what I do. I buy houses like yours all the time. I solve your headaches whatever the solution is. Equity, no equity, great condition or needs a ton of repairs, I CAN BUY YOUR HOUSE.

Chris the last time I researched marketing to probate the info was not online. I have contacted a probate attorney I refer business to to see if he knows. I will also look to see if PACER has that info. PACER = Public Access To Court Electronic Records

I am hoping you can still give me advice if I have to pull the data manually. If I do have to pull manually I am assuming I just need Personal Representative to mail to correct?

Why I thought the list was old...

Comments from people that responded stating they sold the home after ***** passes 7 months ago. This has happened more than once. However, I did get some listings form the mailings and came very close to buying one property. I used US Lead List for 4 quarters with about a 1.4 % response including "we sold the house". Interesting the Summer mailing I got 0 response.

I am going to start to research the data gathering process next week at the court. I know I need to test but what is your best idea on when to send after the probate date and how many letters to send?

Chris:

In your opinion is it best to search the court house records for probate filings and mail or to check the county records once a probate has been filed and look for a Quit Claim or some other type of transfer?

Also, in your experience is it best to search the court records for probate filings or use a list company. I have experimented with US Lead List but they seem to be quite old when I get them.

Thanks Andy. I have teamed up with a modification company which is lawyer based which I refer people to. I get the clients back if they fall out of modification or once the 13 is underway & they want to sell.
