There is quite a range on your list from project manager to errands. You could narrow your list down a bit and use a virtual assistant for anything they can do on a computer or answer phones. Also, sometimes I will hire one of the more skilled handyman types who I have worked with before to oversee a project with a little oversight on my part. This costs a little more than me overseeing all the subs, but it does free up some time. If I use someone that can frame, sheet rock & do finish work they are there a lot anyway. I will hire an additional framer or sheet rocker if the project is big. My volume wouldn't support a full time project manager though.

Does your sympathy card list your company name or is there any indication you are a realtor or an investor? Or, do you just give sympathy then your name?

At the end of March I will have sent letters to probate prospects for six months. I have been gathering the data every Monday for the previous week's filings and mailing a professional letter then a post card every 30 days two times, then a letter every 60 days. After 2 60 day mailings I may move to 90 day or just stay at 60 days for a year or so. My assumption is that once a family files the probate they are ready to deal with the estate. I have purchased two properties from this.

Starting in April I may test a different mailing time line. My question is when are others mailing to their probate prospects...right after filing or waiting a while.

Last summer I had a solid core door to a cement storage area under a front porch in a basement that rubbed on the new carpet. I took my son with me to fix the problem explaining to him on the way that it is best to take enough time to do the job right because mistakes can cost time and money. Of coarse I was in a hurry. I took the door off, showed my son how to measure, use a straight edge, and so on to cut the door down. I clamped the straight edge to the door and began to cut the bottom. I didnt take into account the shoe (flat part bottom of the saw) of the circular saw cutting 6" off the bottom of the door. My son thought that was quite funny. The story had a good ending though. I put the door back on and the people looking to buy the house didnt care.

I left with the desire to refocus on my business. My goal is to go from 2 to 4 rehabs a year to 4 to 6 a year. I try so many things to acquire properties and think I finally get it. I Need to focus on one or two aspects of acquisition and stay on that path. And, I need to perfect the path I decide to focus on. The common denominator I found concerning acquisition is that the successful people use one or two primary methods such as direct mail, MLS, referrals etc. Thanks again Josh, presenters and the attendees I met at the Summit.

Fantastic event! My goal is to grow my small business and I came away with ways to do that. Mostly the summit helped reinforce what I need to do but is hard for me to do. One word summs it up for me and that is focus. And Rich Weese you are the man even though you are a Cougar fan. Go Utes. Oh and Rich if you are ever in SLC and need dinner company, my wife would love to have a dinner table filled with Cougar fans. Now off to read Rich's book.

Sounds like Rusty is on to something. You probably have a 3 way switch and they can be "hooked up" different ways. The black connected to the red could be for a 3 way switch. So please tell me, and I appologise if you indicated what I am asking earlier, is there 2 switches operating the same light, where the red wire is is there a black white and red in the same sheathing (white or yellow wrapping and not the one wire netted to it) and the white wire that is "hot" is that with a black wire or black and red?

More of a description of how each wire is hooked up would be helpful. If your tester is registering open neutral I am surprised the plug works as you suggested. Did you plug something into it to make sure? Does the GFCI work...trip when tested?
