@Michael I currently market to NOD 3 times with very little success. So, my problem must be what I am doing and not who I am marketing to. My current marketing is more of "I can help etc..". Perhaps I should be more direct. I was going after 60 day lates because I am seeing a lot of properties listed prior to the NOD.

Do you send 3 letters or a combination of letters & post cards?

@Chris DKing = door knocking. Chris, do you find subject properties for inherited properties via probate or some other way?

@Chris most of my deals have come via DKing now that I think of it. I am actually good at it. However, lately all I get is I am going to MOD, I have an attorney (assuming for a MOD) or I am going to file BK.

What do you think of DKing to 60 day lates in addition to the marketing plan above? Also, what do you look for in a property to DK? House to house or NOD or etc?

I have been somewhat successful and admittedly complacent with my RE investing career and marketing. I have always marketed to NOD, to all zip codes in the county, 3 letters & followed up further if a sale date happens. I have not done a deal for 9 months originating from my marketing. I am now considering several avenues to peruse such as absentee owners, probate, 60 day late, credit drop and so on. In reading as much as I can about marketing I have determined that I might be better off concentrating on specific zip codes with more letters per property. For example I might mail twice to 60 day late and continue NOD but in a specific zip code. The subject property would get more letters because they would get them at 60 day then NOD. I am considering stopping the follow up at a sale date because no one is motivated because they will file BK or try a modification.
I would appreciate comments on my 60 day/NOD strategy or comments in general.

Has anyone purchased Jason's Limited edition Top Secret Material? The cost is $1188.00 I am looking for material geared to marketing, as my marketing has been less effective as of late.
