Welcome @Michael Turner. There are some good threads and a blog or two discussing "Driving for Dollars" on BP. That is one low cost way to look for deals. You are welcome to contact me if you find a good candidate to pursue. Go the the search feature upper right corner and search Driving For Dollars.

I will potentially be purchasing a property sub2 the existing mortgage of $92,000.00, property worth $125K as is, seller says depreciated to $0, I will give a $10K note balloon due 10 years @ 0% interest and $100 a month for ?. Of course I will make the payment on the $92K. I will hold the property as a rental for the foreseeable future. Not 100% sure of the structure for the sale yet as far as using a note & trust deed, option, contract for deed etc. I have not even considered the new lending regulations.

What are the possible tax consequences with a sale in this manor?

@Michael Walker glad you like the pitch :) I don't market to expired listings, so I couldn't comment on your next move with respect to expired listings. You could try knocking on the doors of EL close to you and see how that works.

I started with scripts but quickly learned that a script is only a starting point. @Account Closed gave a great response. Learn to be yourself and let the caller talk away. I do find it interesting the some of the high volume mailers such as @Michael Quarles only use a simple script. The circle of life as a direct mail marketer?

Only the seller knows if you are annoying or not. Therefore, stay in contact. From what I have read here and what I am starting to understand is that as your marketing budget increases (number of units mailed increases) the more one goes for the lower hanging fruit. It is a matter of what you have time to do. Read some of @Jerry Puckett @Michael Quarles Posts.

@Brian Spencer I like the part of your plan that includes living in a small inexpensive condo while you build your portfolio. Be sure to tell your wife how awesome she is for doing this.

@Danny Day that is a great idea. I bet a new agent doing this would have more business than they knew what to do with within a year.
