Finding absentee owners through title companies

are title companies a good source to get list of absentee owners and or local cash buyers?

Forget all that nonsense above. Just contact your local title rep. Tell him you are looking for a new title company to provide you title insurance for your purchases. Ask them to provide you with a list of absentee owners. Give them zip codes. You should be able to get the list for free. It will be emailed to you on an Excel spreadsheet.

Next, you'll have to invest some time cleaning it up, or scrubbing the list as it is called. You'll want to get rid of properties with incomplete mailing addresses, bad data, etc. Some people scrub out corp and trust owned houses, church owned properties, etc. Up to you what you want to mail to. Learn to do mail merge or spend some time on click2mail.com and you can start sending post cards.
