From my experience, suburbs can suffer a lot and sometimes even more when a major city crashes around them. Suburbs are even more dependent on the industry in the major city. A city like Houston would likely swing back around in due time because of its strong medical, education, labor, import / export shipping ports, technology, etc.

Hopefully someone with experience can chime in on this. :)

Not sure why Austin TX is being overlooked. Growing at an astronomical rate and cannot keep up with demand. Appreciation is skyrocketing and inventory is very low.

A couple of markets that are popping that some people in Austin don't think about that I would recommend paying attention to...

Taylor, Hutto, San Marcos, Leander / Georgetown, Lockhart, Bastrop, etc

I'm prospecring in that area. Officially I don't own a house there but I do less than 10m away in New Braunfels. I'm waiting to pounce on a good deal in San Marcos. :)

Hey Hersh! Houston is the most dependent of the major cities on oil and Austin the least. Texas would likely survive an oil crash with its great economy either way. :)

My thoughts are you are asking too much potentially. Also staging usually more than pays for itself from my understanding. I think proper staging and high quality photographs are a must. The market will always tell you what it's worth. What I've learned is if you're getting no traffic, the price is too high. If you're getting traffic but no offers either the price is just a little bit too high or the condition is sub-par. Either can be fixed by a price drop or improving the condition. Good luck!
