Statistically speaking... and unfortunately... people who make a higher amount on a monthly basis spend a much higher amount on a monthly basis. Cars, debt, travel, poor budgeting, etc. To bring case in point, look at your "10k a month" scenario. Isn't it a red flag that someone who makes 240,000 a year doesn't just own a house? There's more than meets the eye usually. I think this is very case by case basis. :)

Sometimes with random roommates it can create conflicts. Make sure you triple check with the HOA as well!

There's more information we need for sure! Many of us would love to help. Do you know the beds / baths of the 4plex? Are they in the same part of town? If not which one is in a better area? (I'll assume 4plex here based on price) Have you done research on market rents for the 4plex and the 8plex? You need to know what they'll rent for! HOA's? Taxes? Have you gotten insurance quotes? What are the ages of the properties? Which properties are close to many big businesses / industries / universities / hospitals? As far as can you get two loans at the same time... That's definitely a question you'll have to ask a professional. Contact a quality lender in your area so he can run the info for you. These are just a couple of questions you'll want to know to be on the right track! Good luck!

Hey there! I invest in North Austin which isn't too far from you. Welcome! I've heard good stuff about Belton / Killeen / Harker Heights because of all the military bases in the area. :)

At the very least you are being negative about something that does not concern you. I politely request you worry about what is going on in Ohio and discontinue posting on this thread.

2- We both know there is an understanding that real estate meetups include sharing real estate deals. That is a given. In my line of business my clients are real estate agents and I go to their meetings... and in every meeting... they share their listings and buyer / seller needs. Why? Because they have a group of realtors together which takes time and effort, why in the world would they not network in that manner? You are telling me one should expect to put together a meeting with a group of investors and prohibit them from sharing leads? Why else would one take hours out of their day they could be using for generating more business, time with family, entertainment, etc?

You can quickly deduce from Guy's post that the message was "We will not be promoting any coaching or guru type programs" at this event and that anyone who does so is not authorized to do so and risks being asked to leave.

I appreciate you understanding and discontinuing your trolling on this thread. Thank you. :)

Where in San Antonio have you been finding 140-160k houses renting for 2k a month? It has been my experience that a 160k house rents for 1400-1700 a month. Would love to know where you're finding these awesome deals. :) I own 3 single family rentals. :)

Welcome! Lubbock is a strong and growing market! :) I have some good connections there if you want to meet people who are savvy about working with investors. I also strongly recommend growing your understanding and knowledge of this world and save save save! That means both don't spend where you don't have to and find a way to increase your income! Sounds like you have a 9-5. Maybe pick up a sales gig on the side or start a small biz that won't eat up capital! Good luck man! Go tech!
