It depends how far you are willing to drive, Dallas has an amazing investment market because traveling one hour in any given direction can change the demographics significantly. Great place to invest and good luck fulfilling your goals! My recommendation is to take a look at many of the areas between Dallas and Fort Worth. :)

Is this research implying the next bubble is soon to burst again? If so wondering what it predicts in terms of time frame. 1-2 years, 2-3, 3-5, etc. :)

I would assume your ultimate goal is more cash flow and money in your pocket. I would pay down the loans with the least owed that way your cash flow jumps quickly. This will allow you to pay off the other houses even faster creating a "snowball" effect. Ultimately in most scenarios paying off the house with least debt will be your best bet. :)

Owner financing is good... I prefer long term rentals because it gives you an amazing end-game where you have many properties paid off and can retire on six figure income. Good luck! I have experience in single family and small multi family in San Antonio. It is definitely doing well. :)

I will say this, over the long run San Antonio will likely remain a strong and effective long term market. It should experience continual growth and appreciation. It is in very good shape compared to many cities around the country. :)
