I know some people making quite a bit of money using Airbnb and VRBO like he suggests. One idea as well is if the unit you live in has multiple rooms, you can rent out your spare bedrooms via VRBO / Airbnb as well. This allows you to make a little extra money from the unit you live in that does not have a tenant. Should significantly increase the amount of money you make from your unit overall. Good luck!

It can be tough and that's why it is good that you're being strict with numbers. Sometimes you just have to use the BRRR strategy to get something significantly under market value and increase your cash on cash return. That stands for Buy - Rehab - Rent - Refinance. If you have enough cash you can also in theory skip the refinance part. But if you find a house worth 150k and you can buy it for 90k and put 25k in it, well it's giving you a nice 35k spread and increases your Cash on Cash return. It's definitely a patience game. :)

Austin is expensive however if you are careful you can pay attention to some of the nearby markets and suburbs. Williamson County in the north is great as well as Hays County just south. Something to keep an eye out is the rapid growing corridor between Austin and San Antonio. :)

Seguin is a good market because its still relatively inexpensive and its in the growing energy corridor between San Antonio and Houston. I would also consider flipping in the I-35 corridor between San Antonio and Austin. I think there's a lot of value in Kyle tx and New Braunfels. Just some tips good luck!

There is a level of caution you want to know about buying lower end properties. In San Antonio I would advise you to stay over 100k if you want to get tenants that are quality. Particularly under 70k neighborhoods in San Antonio deteriorate quickly and your tenant pool will go downhill fast. Unless you're the kind of guy that is willing to go knock on a door and make sure you get paid you're going to want to stay out of that part of town. I suggest staying north of 410, west of 35, and a couple other pocket areas can be good too. Alamo heights is great but overpriced, the west side is worth looking at too. :)

My best advice is to buy with your head and never your emotions. It can get pretty heated and competitive at times when many people are bidding for the same house. Don't let FOMA (Fear Of Missing Out) overtake you. Decide what your course is beforehand and stick to it. One piece of advice is stay until the end. Many people leave early and some investors only have money for one deal and might have already bought it by the end. If you stay until the end plus the natural attrition of people in attendance will increase your odds of getting a good deal. Good luck!

Thank you for your service, first and foremost. Also, I know a great CPA in San Antonio that I am 110% pleased with and is very savvy with real estate investors. Let me know if you want his contact info. I know a property manager that does New Braunfels and San Antonio and I know a good one that does Hays County.

Good luck with your investments! I strongly recommend paying attention to Hays and Comal counties as they are really popping!

This exactly has been on my mind! Also wondering with some of the homes completely leveled in Hays County if there are some potential lots to purchase or if we're just buying into a future problem by purchasing something that flooded once. Hmm...
