About to have 300k and thinking auctions. Thoughts?

Hello all,

It looks like my next sale will net me somewhere around 280-300k, which is more money than I've ever had in cash in my life. Now I get the pleasant task of deciding how to reinvest and I'm considering foreclosure auctions at the courthouse steps. I'd like to get some advice as to how to prepare; my current plan is to show up the first time just to observe and ask people there for advice, but I'd like to at least research a few properties and do a dry run. Can anyone walk me through the steps they take? It's in Austin TX if that helps.

My best advice is to buy with your head and never your emotions. It can get pretty heated and competitive at times when many people are bidding for the same house. Don't let FOMA (Fear Of Missing Out) overtake you. Decide what your course is beforehand and stick to it. One piece of advice is stay until the end. Many people leave early and some investors only have money for one deal and might have already bought it by the end. If you stay until the end plus the natural attrition of people in attendance will increase your odds of getting a good deal. Good luck!
