Patrick, thanks alot!!!! Thise ideas were actually what i needed to get this thi.g moving.

Michael, you brought a lot of clarity as to things i should be looking for. Should i stay away from low income areas or ahould i focus in decent neighborhoods? Do you suggest thati work with a agent? Should i put a business plan together?

I just want to make sure i have a clear approach enough to get he ball rolling

Awesone points guys, let me share. I have access to private money. I want to be a buy/hold Investor to build up some income so i can eventually get out of my Day job. At the same time i would not mind fliping property to get chunks of cash to throw back into more rentals and the business.

How do i actually go about putting than plan into motion?

Guys these post were very beneficial. Each and every post helped more than you guys could imagine. Again, i really want to say thank you.

Im in the process of rebuilding my credit, so getting things in order are essential.

U have about 7500 wirth of debt. give me a number on how much of a cushion i should have before i start to knock this debt out of the park. I save a $ 1000 to 1200 bucks a month

Will & jason, great points guys, i really needed them. You guys are awesome. That is my ultimate goal because im young and still reside with parents. So im doing my absolute best to build up a huge nest egg and also to het this ball rolling!

Adam, I think you should take a few trips down to your local REIA and see if you can network with some local people in your market.

Secondly, rummage through the treasure chest here on BP, they have some great post in previous threads in blogs that relates directly to what you want to do. There are alot of people here on BP that will help you out.

Hey Guys,

How would you go about a choosing a strategy for REI?

I am a investor that wants to net $10,000 mnth/ create passive income to live off of. However, i know that it takes TIME & PATIENCE.

In the mean while what do you guys suggest i do. Should i flip houses and pick up rentals along the way?

What strategy should i choose to grow my rental business.

I am looking for a market in my state/city to invest in and i need a little help from you guys!

When choosing a market to invest in, what are some of the things you guys look at before starting your hunt for property in that area begins?

I notice that some of you guys may invest in atlanta then branch out to decatuer ect...

what do i need to do before or pretty much do when it comes to chossing a market in my hometown?

I always here that there a deals in your backyards, so how do i take them down!

Any suggestions!

Mike D: i know exzactky what you mean, im in the same sittuation as you and i am doing my best to take advantage of the opprotunity.

Rich, again two thumbs up for the awesome post.

I took your advice and started to rummage through the treasure chest and i found something interesting.

One of my biggest things when i first actually jumped on the court and left the sidelines was feeling that i couldnt compete.

I remember when i first started to learn about this business, i would read about guys that was pulling off some amazing deals or guys that were worth alot of money and i just felt intimidated. however, now that i did my first deal, i just feel like anything is possible now! You just gotta fight the good fight!

Now that my first deal has been done, i find myself kind of at a grinding hault as to what to do next? i to stumble into RE/the deal i did by accident and now im having a hard time just getting the ball rolling as to what to do next (im sure its to find deals ect) but more along the lines like pick a market, strategy ect!!!
