My brother townhouse is being foreclosure on from the people he rent from some how he heard the note is $400.00 and he payes $850.00. The owner is back 4 months on the mortgage. Is it a way he can pay the back balance the owner owes on the property and take over the townhouse payments and get them to sign a quit to claim deed? Or any information on what you think!!

I have a property needs a little fix up just found out all the copper pipes was taking from the property.Needs about $15,000 in rehab,also this is my first fix and flip I'am thinking about taking on. My question is do i find a general contractor to do all the work or sub out the work to some one license in the field i need the work done? In Newport News, VA

3-bedroom (could be 4-bedroom), 2-bathroom traditional home in Virginia. Over 1700 square feet. Needs about $25k in work, possibly $15k for a seasoned investor. Possible rents $900-$1200. Possible resale $90k. Price: $29,000 negotiable. Who would be a good private money lender or hard money lender to use to make this deal work or is it a great deal? How can I put it under contact with out having any earnest money for a deposit ? I hear people talking about putting houses under contact for $1.00 - $100.00 is this possible?
