Looking for some information on Lenders who are lending on buy and holds. I have a townhouse the would be a great investment property, below market value and is in a great area. Any suggestions on how to get a good lender?

I have a vacant lot, is there a way I can use the land to aquire a private money loan to fund a fix and flip? If anybody has done this before the information would be helpful.

I brought a vacant lot in Newport News, Va from Wells Fargo REO Dept. Can u refinance land? The property assessment values is $10,000 is they a way to do this! And with who? The property is in a LLC , paid for it as a cash deal!

Wayne Brooks The question is I'am trying to flip houses but the HML said I need to have the property under but I need the proof of funds letter from the HML to go with my offer. I have the EMD, so how do I put it under contract with it being a MLS property it's not a private seller? This is to purchase the property before rehab! Dawn Anastasi

I have a problem how can I use the MLS because I don't have a private buyers list as of yet. I have a hard money lender to fund a deal but they need for me to have the property under contact but it's a MLS property, I have to put my earnest money deposit down with the proof of funds letter how do I go about doing this when I done have the property under contact because I need the proof of funds to submit with the offer to get under contact. What can I do to give to the Hard Money Lender to show them as well with the scope of work from the contractor for the rehab budget? Any suggestions?

I'am new to real estate investing, I have a Hard Money Lender but I need to find Private Seller so I can make some deals, so what is a good website to find Private Seller! Or what is the best way to find them?
