I ise a site called yellowletter.com to do all my mailing pieces and there pretty good they have yellow letter preset for what your looking for. As for returns you should expect to get 3 to 5% of people to contact you and it all depends on the list you are mailing, iv mailed 300 letters 2 weeks ago and actually haven't heard anything from anyone yet so it just depends.

yes equity does matter because people can't sell you a property for a low price if they have no equity in it but you can go to list source.com and play around with some of the things in there to get a good mailing list. You do have to pay for the list but it's worth it.

hello, 

I have a question about something iv seen a lot on here but I haven't seen in any books iv read about wholesaling. I am wondering what the inspection period is, what it's for and pretty much anything else about it. I know it's kind of a broad question so any info helps, thanks.

hello I am currently new to wholesaling and I had a question about partners. Iv seen a few posts about people talking about working with partners and was wondering if someone that has done this can talk a little about the advantages and disadvantages of having a partner. I feel like having a partner would make me a little more comfortable jumping into the process of wholesaling. Any feedback helps, Thanks!

hello I am trying to find a local REIC in my area and I can't seem to find one. I'm in beaufort SC but I'd go to charleston just to meet new people and network. Is there anyone in the area that can help me out with this?

    hello I'm currently new to wholesaling so I have a question about getting help from a real estate agent. 

How could I get a real estate agent to get me a list of people who had listed there property but never sold it and had it pulled from the MLS. I'm only asking because I know its kind of a 2 way street with agents, you ask them for a favor and you should be able to offer them something in return but being new I feel like I don't really have anything to really offer them in return. How do I go about this situation?

heyy im garrette becker and im currently getting into wholesaling. I don't know to much and iv never made a deal but iv started the marketing process and have been learning about the process for a few months. I have a lot more to learn so I joined bigger pockets to see what I could get out of the site (hopfully ALOT). Im currently in the marine corps and I want to make wholesaling a part time job and eventually full time when I get out of the military, I hope to hear from some wholesalers around the country and even in my local area!
