Hey Marylin, great job on the purchase! I did notice you put that your going to rent each room individually. How has that gone for you so far and what would you say is the biggest hiccups trying to do something like that?

Whats going on BP, I am looking to network with agents who work with investors and I found that there arent many in my market that are actively posting or talking here on BiggerPockets. So, I come here to seek some advice. What would you say is the best way to find hard working agents that I can form a relationship with and make my funnel of leads bigger. I know I will have to provide value and of course give to receive but I am really just looking to see the creative ways that people network or peak the interest of agents that are knowledgeable in what investors today are looking for. Are there specific qualifying question you MUST ask every agent so I am not wasting time with the ones not performing who might be an agent as a part time hustle?

There's going to be a ton of opinions with this one. I would say it depends on what type of property your looking to invest in such as multi-family over 4 units or SFR. A quick google search for attorneys in Lancaster can give you legal advice on what you specifically should seek for asset protection. wish I could give you a better answer but it really has to do with your long term goals.

I'm planning to move back home next year but looking to jump into the market early. thanks @Marcy Moyer, I think it could be a good way to tigh up the property while it’s in the probate process so I wasn’t sure if it would be possible and it seems like it is. I really appreciate the responses!

@Marcy Moyer ok great and if maybe they didn’t want to sell but I could work out a lease option with them is there anything special that would need to be done for them to lease the property? Would I need to make sure the property is in the new owners name before signing any lease option paperwork?

wow, Thanks @Marcy Moyer that really helps. Now of course I have more questions haha. Say I were to reach out to the executor and they were the only ones making decisions and we agreed on a price below the 10% it was appraised for and I got it on a purchase agreement. What would I need to do with that document to ensure a smooth process and no legal problems. Would that document go to the title company and they handle the rest?

Iv been doing some reaearch on probate leads and was wondering if you are able to wholesale probate real estate. I read online that the probate court has to approve all real estate transactions

“Most probates in California are handled under the state’s Independent Administration of Estates Act, which lets the executor take care of most matters without having to get permission from the probate court. (Cal. Probate Code § 10400 and following.) The executor can usually sell estate property, pay taxes, and approve or reject claims from creditors without court supervision. Certain other acts—for example, selling real estate—require court approval.“

I’m just interested in knowing if I’m able to do anything with the executor of the property and how long a deal could take when dealing with probate leads for wholesaling purposes.
