Thanks this was all great information. I was trying to see if people heard anything like fix and flip is super saturated and isn't something a new investor in the San Diego area should start with or anything along those lines. Any information helps and thanks again!

I have had a question for a little while that I haven't had time to post. I was wondering what investors in Southern California would say the top strategies are such as fix and flip, buy and hold or wholesaling. If you fix and flip properties what type of financing do you use since it is a little pricier and the same goes for buy and hold. I understand everyone has their own goals but I just want to hear different takes on these strategies.

Thanks Sean, that is some good advice. I have read "The Millionaire Real Estate Investor" by Gary Keller, which is a great book I may add and plan to start implementing those ideas as I go through the next couple months! Thanks again for the info.

So as the title says I'm STUCK that's exactly what I mean. I am currently deployed and love learning and reading about the real estate world, but there is one question I keep asking myself that I cant figure out so I decided to see if anyone here could help. I was wondering if there is anything I could do within the next 3 months that could better help me to progress faster in my goals of obtaining my first rental property (multi-family) when I return home to the states. I plan to be very active when I get back but cant seem to think of anything I can do  while I'm gone to really help me progress to my goals. Any help is greatly appreciated.

ok so I got a phone call by one of the biggest wholesaling investors student development center and I'm not sure what to do here. So I got offered to be couched by sean Terry's team for a fee of 5000 dollars and was wondering what people thought about this. I want to do it and see what he can offer but the price is what's holding me back. I also hear all the time all you need to learn is in books and here on this site so I'm on the edge here any advice?

thanks Jeff that's what I was looking for, would you say to use this contingency for wholesaling or would you be better off trying to just walk around and looking for yourself and find things for your self to try and get a lower price starting out

alright thanks I have saw they had meetings, I haven't attended any yet but I do plan to. What type of information do they typically go over during these meetings?
