Hello, I am also located here in Boise,ID. In my opinion, I would cut my losses and renegotiate the offer. Try making and owner finance or seller finance offer to the sellers at a higher interest rate with no down payment if you cant obtain money down. Hi BP Community! I would like to get some advice about contacting a homeowner of a abandoned property. I have been sending direct mailers to the owner for months now about the abandoned home and have not got a response. The property has taxes due back for two years now, but still no showing of any foreclosure. What steps should I take in order to get ahold of the owner and making an offer?

Hi BP Community!  I made an two different offers on a property here in my area to a homeowner who is motivated to sell.  I have only been in contact with the wife of the couple and have built a solid relations with.  The property needs alot of work and she realizes it.  I made an all cash offer and an owner finance offer to her and she took it back to her husband to discuss it. They both agreed to go with the cash offer but countered to see if I would do $5000 more than what I had offered. Also she wants me to sit down with her husband and present the new offer. I don't want $5000 to come in between a deal, any suggestions??  Should I just break the original offer down for the husband by showing him the costs for repair?

Could anyone please assist me in the right direction? There is this manufactured home on foundation listed for sale here in my area listed with an agent, and they are asking for $119K cash or to do a owner finance deal with $15K down at an %8 interest rate for 10 years. The problem is with this home is that you can NOT get a bank loan for the home because of some weird law that applies to the area and zoning of the property. It's been listed for almost 4 months now and the home is far from the city. The owners and the agent knows they can't sell it traditionally with the buyer having financing of a loan, so I made a cash offer to wholesale the home awhile back and it was turned down. I see that they still haven't sold and wanted to take another stab at it. The home is a 3 bed 2 bath manufactured home , 1431 sqft, on about .75-1 acre lot foundation. Hardwood flooring throughout no major repairs. Any suggestions?? Thanks BP community

Hi BP Community, I have a question regarding bank owned homes. I have been researching my county assessors page to finding potential homes to send my direct mailings to, and I've stumbled upon several homes that state the primary owner is a bank or mortgage company. Could those properties be put under contract to wholesale?

I am looking at a house that has been through a fire and is still structurally intact. It's a 2 bed, 1 bath, 980 sqft, and about 10,500 sqft lot. The owner contacted me because he had no insurance on the home and he is living in an rv on the property. He is very motivated to sell, any thoughts on what I should offer?? Thanks BP community
