Potential Wholesale Deal

Hi BP Community!  I made an two different offers on a property here in my area to a homeowner who is motivated to sell.  I have only been in contact with the wife of the couple and have built a solid relations with.  The property needs alot of work and she realizes it.  I made an all cash offer and an owner finance offer to her and she took it back to her husband to discuss it. They both agreed to go with the cash offer but countered to see if I would do $5000 more than what I had offered. Also she wants me to sit down with her husband and present the new offer. I don't want $5000 to come in between a deal, any suggestions??  Should I just break the original offer down for the husband by showing him the costs for repair?
