Hi, I am looking for any suggestions on turning many vacant homes in my area into personal rental properties.

I was thinking about contacting the homeowners to find out if they were open to an owner finance or owner carry deal where the owner would become the bank and I would pay down the amount by the rental income the home brings in.

My second idea was to ask the homeowners to sign over their mortgage to me and I turn the home into a rental that way. (Not so sure about this idea, anyone have suggestions?)

If you know of another way or have any suggestions, I appreciate it!

This 40+ year home is in solid condition and comes with an acre horse ranch. The home is located in the center of Boise, five minutes away from grocery stores, shops, etc. This home has private well water and possibly a third bathroom can be built in laundry room. There is a lot of potential in the project. Seeking to close quickly, cash, serious buyers please.

I currently have a lead on a property that a woman is desperately looking to sell. She is selling a 2 bed, 1 bath, 814 sqft, and the whole lot is about 0.19 acres. The seller is trying to sell 3 small lots rather than the 0.19 acres as a whole. The home is in brutal condition, and wouldn't pass inspection to be listed on the market. The property is basically a shack. I'm thinking about just analyzing the lot as a whole because the repairs will cost over $40,000 easily.She is asking for what the county assessor valued it at $98,600. Comps around that area for renovated homes go around 105,000. How should I approach this lead with a reasonable offer?
