Welcome to BP @Sam Abbitt ! It sounds like your off to a great start. There are lots of guys on here who have deals in Orlando. Be sure to check back often and set up keyword alerts. I'm in Orlando too and I'd like to hear more about the criteria you are using to evaluate your deals. If I know what you are looking for, I can let you know when I find it.

I like your idea @Adam McLellan . What do you think would be the best way to "cast a wide net" and set up a face to face meeting with all the Orlando people on here who want to work together?

Maybe post something in a forum?

Justin - Did you an Ceasar meet up at the Flacon? I wanted to go, but I double booked myself that day and couldn't make it. If the meeting happened, how was it?

I'm a real estate agent in a similar position as yourself. I also live in Orlando and I propose we meet up and talk; to see how we could team up.

I know Justin Stamper and Cesar Blackmon (Apologies if I misspelled your names) are working in Orlando doing deals. Also Foster Algiers (again, apologies if I flubbed your name) is actively doing deals in town.

Search for these people on BP and offer them an incentive to work with you. I have not worked with them personally, but from their posts, they appear to be movers and shakers as they say.

Also my advice to you would be to join some local rei clubs, and cultivate the ability to find/create great deals investors would want to invest in.

This is not what you wanted, but it may what you need.

My dad is a licensed GC working in Florida for over 30+ years. He works for one of the top 5 largest home builders in the US, and we both live in Orlando.

If there is anyone who has experienced everything in construction; it's him.

If you'd like I can put you guys in touch, and he can probably give you sagely advice. You'll have to wait though because he LOVES to talk.

Also, to further your post here, can you elaborate on what you mean by, "look at the house" ? Do you just want someone to certify that the work is done so you can get a CO? Or do you need someone to make corrections? Details please.

For a quick direct answer, judging from what I've read on these forums, the multifamily seems to be a "better" way to go.

BUT I think Brandon Turner (and a majority of others) would say that it doesn't matter the style, and what's most important is finding a great deal.

If you've got financing options lined up than the next step is to get a connection who can put properties in front of you, so you can start running numbers on the properties to find a great deal.

Unless I've missed the point of the question, my answer is to start doing calculations on specific properties on the market to find the best deal and don't emphasize the style too much.
