@Joseph Stoick hey Joseph sounds like you’ve caught the real estate bug! If you want to brrrr properties using hard money for your initial purchase you don’t need 20-25% down. You need a good deal that a hard money lender feels comfortable lending on. Hope that helps.

Hey Chandler. In Lincoln you will probably have a hard time finding a multi unit on the market that will cash flow as a house hack, especially with low money down. If you're young I would recommend just getting a 3/2 house and have a couple buddies live with you.

@Ehsan Rishat is there a specific place that you like to pull your divorce list from?

@Alex Marco I would have to agree with the previous comment. You must stay consistent. I’ve also found that it helps a lot if you become a specialist for a specific type of list such as probate. You can make it harder on yourself chasing a lots of different types of lists, at least that is my experience.
