Introduction - Finally Getting Around to It

My name is Joseph, I am 27 years old and I live in Sioux Falls, SD. My wife and I bought our first home about 18 months ago and live there with our 1 year old daughter. I have been interested in Real Estate since high school and but I was raised on the belief that getting a good education and secure job would be all I needed in life. Fast forward to today and I am ready for something more. I am ready to make the jump from being a home owner to being an investor. My biggest pitfall is a lack of patience and I know that when starting in Real Estate I am going to need a lot of it; however, I am up for the challenge. 

I have a lot more work to put in before actually purchasing my first deal, mainly due to financing. I have read a lot about the BRRRR method and to me it makes way more sense to structure deals this way rather than having to save up capital each time I want to purchase another deal so I am hoping whatever funding route I take I'll be able to move forward with my chose strategy. My biggest hurdle with financing is obviously not having 20-25% to put down for a hard money loan and I don't believe I would be able to get normal financing on a property that is distressed and needs rehab. I am hoping some of the folks on here might be able to give some good insight on how they got started with a smaller amount of capital or what methods of financing they have used when buying run down properties to renovate?

I could go on for days about the plans and ideas I have constantly spinning in my head and as I said I have trouble slowing down and being patient but I know I need to really have everything in order before making any moves.
