Licensed contractors can pull permits if needed.

Hi Vicky, I would go to my local Real Estate Investment Club. You can look under BP for one. There, you meet people already doing what you want, plus they can help you on any questions you may have. The other thing, you may find a mentor there. Good luck!

The market here is full of investors, flippers, etc...

How long have you been doing wholesaling?

I would consider Knoxville, but I do not know anything about the areas and I do not have an A-team out there. Can you suggest where to find information about the good and bad areas in Knoxville?

Also, can you recommend any contractors out there?

Just my 2c, $500.00 a month for the property taxes is not enough. So, $500.00 X 12 = $6000.00, you mentioned  they are currently $6100.00 a year and will continue to increase. You also have other things that could happen, like unexpected repairs. You would need to increase the rents every year.
