Sorry, I missed calculated. My error.

I  am a newbie but, if you buy a property in run down condition for 70% of $100,000 ARV = $70k your rehab cost could go beyond $30k. Me, I would pass. But Nate deal sounds good.  Just my thought!

Thank you guys for your reply. The reason way  I asked, I'm from there. My family and I are considering moving back there in 2017.

I wanted to if there are any opportunities in these states and if there are any state requirements?
