@Francis D'Aurora welcome to BP and glad you joined. I will be quite frank, market is pretty competitive for flips but if you have some money in savings, you can still use the BRRR strategy and buy rentals with little money out of pocket. There's a little less competition with rentals.

@JR T. "lead encapsulating paint" is not sufficient in Maryland. Per Maryland law, the encapsulation needs to be mechanically fastened.

Keith, my suggestion would be to go to different meetups or reias and get to know folks there. Also, I'd approach things a little differently, I would find out how you can provide value to other wholesalers aside from a buyers list and maybe try to create a relationship first before asking to partner up. Asking for a partnership right off the bat is like asking a girl to marry you without even knowing each other. I'd focus on building trust and a relationship with different investors (without any strings attached) and then see where things go.

Rachelle, looking for anything specific? I got a couple guys but one of them is more retail and the other one is more office space oriented.

Hey Julie, your lender is right. It would be really hard to determine the value of lead free vice not. On some houses only a door or trim might test positive for lead but another exact same style house might have lead everywhere. So typically there is no value for lead free on a appraisal. Doesn't mean there isn't a intrinsic value for investors (I'm willing to pay a little more if a house is lead free).

@Andre Mudiay have you ever heard of RECN? (Real Estate Club Network)? They are at a lot of the universities in the area (including Towson) and they help folks get starting in Real Estate investing. 

You should check them out, great resource.
