@Khadijah Celestine you only fail when you stop trying... With that said since you are trying again, I would recommend Keller Williams (not because I am there), they have amazing training and lots of great tools to help you grow a sustainable and predictable business. Also, they offer tuition reimbursement for certain licencing expenses (not sure which ones since I transferred from Century 21). @Matt Schelberg tell Ned to help you get it lol... J/k but I like Dell's idea. Maybe you can find the lawyer who did the probate case from the MD Judiciary and explain to him/her what her client is doing and maybe he/she can talk some sense into the woman. She will probably trust her lawyer a lot more than a stranger.

Not to beat a dead horse, but real estate is very local. If you want to anticipate where the market is going to go then you should stay in tune with population trends in area as well as job trends. Is there more companies coming to a particular area. The Bureau of Labor and Statistics has a lot of great info that is free. Also the Milken Institute has some free reports that they do on different major markets and as Ned mentioned, you have to even go further than that. In Baltimore City alone you have many different submarkets that you will have to do your research and find out what the level of inventory of homes, DOM and these different indicators. Long story short... You can predict what the entire market will do in a particular time since every local market is so different. Even during the recession there were some markets that were not as affected like others were.

@Russell Brazil does LNF have any office space they might be able to lend to you temporarily? It might be a quick solution to get started and then you might be able to grow from there or have guys pitch in for the room.

@Russell Brazil I second what @Account Closed says... in my humble newbie opinion, I would go back and ask every person that showed the property what they didn't like and really interrogate them until you come up with something. It could be a layout or color or something silly. I had a client recently that didn't like a house because a neighbor down the street had a confederate flag. I had no clue it was there and I could care less but they obviously had a strong opinion about it (not trying to start a debate about or what the flag means or doesn't mean just stating that same people may perceive things or notice things that we don't).

@Luke Texidor I got the minimum lot requirement already I just need to know what number makes sense for a builder as far as costs for lot. I think the seller will take about 200K for the whole lot which would then have to be subdivided for three lots and built on which going to cost quite a bit.

So I've recently started doing another direct mail campaign and have been getting some leads that don't make sense for a flip but have a big enough lot for it to be subdivided and built on. How do I know if the numbers would make sense for a new build? This particular deal is about a half acre and it is zoned R5 in a very nice community near the water in Anne Arundel County. The minimum lot size is 7000sqft so someone could probably squeeze in three 7000 sqft lots pretty easily. New construction in that area in similar sized lots range from 330-390K depending on the size and everything else. Is this something that would make sense? I'd love to learn what criteria builders use and not let leads like these go to waste. Any suggestions? @J Scott @Ned Carey
