@Rahul B. No, there are plenty of other meetups all around the Baltimore area. There's BWI, Caza, hard money bankers and a ton more.

@Account Closed Baltimore truly has it all. There are still great flips out there and lots of rentals deals. The problem is that you won't find as many worthwhile deals for flips on the MLS. I'd really suggest talking to wholesalers and maybe doing some marketing if you are seriously pursuing the flip route.

Hi @Ran Cohen,

There are A TON of great areas in Maryland to do flips. It is really hard to tell you what specific areas to go for because it is going to depend so much on the type of renovations you want to do and how much capital you have. There are people making a killing with row homes in the nicer areas of Baltimore City but it does require a lot more capital and it is going to be a much more extensive renovation (probably wouldn’t recommend it for someone new). There are also people making money in more working class areas of the city with less extensive renovation and a less capital (not as much profit though). Areas are really going to be so subjective. My advice would be to look at an area not too far from you (since flips are a lot more time intensive) that has very low inventory of homes for sale (this means homes typically sell quicker). I’d stay away from the super rural areas up in the boonies because homes may take a lot longer to sell. Anyhow, hope that helps and if you have any other questions, please let me know!

@Terry O'Brien is $75K what you have as working capital? If so, I would suggest leveraging that with a hard money lender or some sort of loan/line of credit. 75K is really not gonna get you many great areas here but if you leverage that then you can start playing in some areas that are safer and offer some more reasonable returns.

@Isreal Price unfortunately I believe @Alexander Felice is right. I will commend you for at least thinking in the right direction. I personally did/do the house-hacking strategy and I did use my VA to purchase it. I'd suggest maybe looking at other nearby areas where you can get a multifamily for cheaper (aka Baltimore).

@Erik E. I would pick something close to you. Even if the returns aren't the best, you will learn a ton about the local market and you will be able to save money by self managing. Just my $0.02.

Attorney I use Robert Greenwalt (but he only does small stuff for me), I use Katz Cohen for accounting,  financial institutions are so many and realtor, well I'm my own realtor and so far my agent is doing a pretty good job :P
