not a attorney but I think it's 60 days regardless of owner occupancy. I can refer you to a attorney as well if you wanna put this one to bed.

@Ankit Joshi I'd love to help. I have a few rentals myself in Baltimore County and City. I also run a investor meetup in AA county that meets once a month in which you are welcome to attend. @Ed Bradley I use Charter Title over in Millersville. They our based out of our KW office and are excellent. I've use them for every transaction I possibly can.

@Danielle Jordan congrats on getting the ball rolling at such a young age. I would really consider (as someone else mentioned) going to meetups and connecting with other investors. There is a group out of Towson called RECN that is for young adults looking to get into real estate. If you are interested, I can put you in touch with the folks that run it.

I don't know anyone on the eastern shore but I use Charter Title and I know Dulaney Title is really good too.

@Anzy Alcide that's everyone's biggest issue. I can recommend a couple subs but I don't work with GCs. A good, cheap and timely GC is like a unicorn. If you find one, let me know. As far as everything else, I'd recommend going on angies list and yelp and just starting to get quotes from as many folks as possible. You can weed out a bunch just by their timeliness and responsiveness (how quick they get back to you and if they show up on time to your appointment).

I have a friend that swears by them and uses them for almost anything legal related. I am going to be giving them a try here shortly for a agreement I want drafted.

@Lynn Hill-Torres I'd recommend you go on Angie's list, homedepot, meetups, etc. Most people would be very reluctant to provide their GC, especially if they are good.

Also, I use the simplisafe alarm system on my properties that are getting rehabbed. It's wireless and portable which lets me move it from rehab to rehab.
