@Trevor Smith you're better off finding private lenders to purchase homes for cash and seller-financing to your end buyer. Having an investor in the middle has no value-add. Let the private lender be your investor. You will have to sell properties at a discount.

I would try to get a 3-month lease with the option to purchase so that the seller cannot sell the property to someone else during that period.

@Sean Robinsonmy personal preference is to work with turnkey providers who source, rehab and manage their properties all in-house. They have more "skin" in the game from my personal experience. You still need to make a trip to the area you are considering to understand the area and build a team on the ground before you commit. Best of luck getting this property up and running. Use the lessons learned from this experience to move forward with caution in building your real estate portfolio.
