I was curious how the numbers were working out for you so I took a look at your first property listed above. I'm guessing that at 5% the debt service is about $200 a month. Perhaps 6% for the property management fees. So to net cash flow of $900 a month, means the rent is at least $1170 a month (and actually would have to be more after repairs and vacancies). Those two additional things would probably take it up to at least $1250 a month, if not a little more.

So  if this is correct: are you actually able to charge $1200 per month rent on a property that is only $89,900?
