Owner Finance

I am trying to help a friend buy a property through owner finance and I have not done that before.  The seller wants $9K down and the buyer only has $5K so the seller is giving the buyer 3 months to pay off the other $4K.  During this time the buyer wants to live in the house.  Do you have any suggestions how to work this deal?  Also what contracts and procedures are needed for owner finance?  Thank you so much for your help!
