I use Note Servicing Center - http://www.sellerloans.com - for my seller finance notes, they are very inexpensive and always responsive.

You mentioned assignment so I presume you are looking to wholesale this property once you have it under contract correct? What are the days on market for similar properties that sold in that area? You could use the DOM to specify the length of the option period on your sales contract with the sellers to buy time to assign the contract.
