Always have a completion date with penalties if the deadline is not reached.  If the contractor underbid it that is his problem and he has to make it work.  If he is a small one or two person contractor he will probably not be able to make up the costs.  Can you cut costs in some other areas if needed?  The percentage you have said the items went up are not realistic numbers,  they don't go up that much in that short of time.  55% increase for drywall, the material has gone up maybe 10% in the last 6 months.  Find your own drywall company, electrician and save money that way.  I obviously don't know the contractor but those trades are probably being subcontracted out and he is adding money on top of that.

That doesn't sound that bad.  The GC has to mark up the invoice he got from the electrician. I'm sure it was somewhere in the range of $75-100 mark-up.  It's the price you pay for only having to make one call for everything that may need done.  More discounts would of probably been given if you use him on a regular basis, not just a couple times like you stated.

First you need to know your arv,  that is to much of a variation.  The market is to competitive right now, houses are getting 5+ offers on each one of them, you need to get your numbers closer before you do anything else.  If you can tell us what a few of the bigger priced items are we can give you a ballpark.  Hope this helps.

Travertine sill from a tile store should work.  If you need it higher than that install a small piece of cement board under the sill.

Buy a bigger sink or have the countertop redone and back charge the company that messed it up.

Welcome.  Orange  Park is a hot market.  It seems everyone is trying to find properties.   Our latest flip was under contract in less than four days.  Its even hard to find wholesalers that have propeties in this area.
