I’m sure there are some people on here that will disagree with me. But if you’re trying to save some money and don’t want to hire a GC, hire him. Just make sure he has insurance and workers comp or at least an exemption on all his guys. For all of the items that require a permit hire those trades separately.   There are a lot of contractors out there that are not state licensed Gcs and they do better work than some with a license.  It also depends on what is being done to the home and what your state requires.

That’s a pretty broad question.  Can you give a little background?  The quads that I have seen all have pretty small kitchen and baths so it’s hard to give a ballpark. Rough size of kitchen, 1 bathroom in each unit or 2?  Box store cabinets or special order?  Everything comes in to play.  I’m assuming it’s a complete tear out with a price like that.

Trying to shop around for insurance for our flips. The going rate seems to be about $1100.00 for a 6 month policy. Has anyone found better deals?

@Sara C. If it’s in between floors how do they know it’s not insulated? Even if you put new ductwork in and it is insulated it’s not waterproof so there is a chance it couldndo the same thing. I find it hard to believe there is that much condensation that it is leaking through the ceiling. Are there multiple leaks? Is there only one run of ductwork in the ceiling? How much do the Ac vents sweat?

North Florida

It varies on the quality of product, areas being installed, floor prep?  On average it should be around $1.50-2.50 for vinyl and laminate and tile $3.00-5.00.

It depends on , what it needs, just like a rehab.  Depends on the quality of material used.  Is the work being done by you or a contractor?  Is the pool plaster or does it have a liner?  Looks like marcite but it is hard to tell from the photo.  Hopefully the plug has been pulled out of the bottom of the pool or you can have major problems if the pool floats.  These are just ball park numbers

Marcite pool 7000-8000

New pump and filter system 1500-2000

Pool deck paint 750-1250
