Contractors like that is why it is hard for us to get 75% of he jobs we bid on.  They give out  low ball numbers to secure the job and then nickel and dime the investor/owner to make money back up.  Find a good contractor and stick with them.  If you are paying for material a contractor shouldn't need 50% upfront to start the job.

Do some research and you should be able to find the parts.  Most contractors wont spend the time to look for obsolete parts because they really wont be compensated for the time.  If you get new windows you should be able to get them installed for an average of $2500 for 10 windows.  I know it depends on the size of the windows for pricing but that is a good average.

I would also like to add that you need to look at the percentage of profit.  I might look at it differently than some people but this is my opinion. They are usually doing houses around $500,000 to make $50,000, 10% profit.  I would rather flip houses with an investment of $100,000 and make $20,000 for a 20% profit.

I would suggest to demo the stone and tile the wall.  You should be able to do that for less than $1000.  From the picture it looks like that wall is about 100 sqft.  The material should only cost around $400.  The fireplace insert would remain, just be careful when you demo around it to not.dmage it.  It would give that room a much needed updated look.  The stone look, like stated above, is right out of the 80's.
