frustrating and confusing. had to keep  going at it. i was in an area wher i felt ike 95% of the houses i looked at were in really bad shap so i figured i could fix and flip them all.

i wasnt sure how to market. that was my biggest mistake.  i sent out one mailing and stopped because i was inconsistent.

i dont care if i am rich. i just want to be financially stable. at the point where money rules your life, your priorites are messed up

marketing is key to this business.

get business cards

send direct mail. make sure you know who you are targeting

network

drive for dollars

get a landing page

find other investors with more experience to help you out on your first deal. tell them you will do mostof the leg work

wish i could agree but i think its going to be happening somewhat soon. within the next year

not sure how accurate i would be saying this, but wouldnt that be kind of a "subject to"  except that you would be giving them some of the profit?

there is talk about the feds raising the interest rates and the stock market has been reacting to it.

how does this effect the real estate investor market? good? bad?

i understand that but it took them 3-6 mailings for them to suddenly need immediate cash?
