i used godaddy to get a website. its up and running, but i can not find it unless i search the exact url on google.

do i have to spend a lot of money for people to start finding it?

with the mailing that i have been doing a few people called back and ask around retail price. do you keep mailing to them month after month? should i give it a break? or dont mail at all

you need to drive by the neighborhood and see how diferent the properties are.  one street can be completely different from another (at least up here in new england). 

go on craigslist and find a fellow investor to help you analyze the deal and tell him you can split profits.   if you are new, just keep going to properties that are close and make stupid low offers so you can get your embarrassment out of the way and gain some experience doing so.

when i am talking to a seller, i start off by asking for their address and then i go directly to zillow to see the zestimate.  if they are within 10k of the estimate, i know they are most likely not motivated enough.  once i see they arent motivated, i will throw an offer around 40k under zestimate and say " im not sure if this is what i would offer, but if iwere to offer it would you take it"?

she says no

i follow up with them in a few months to see if they are a little more motivated

I will say.  i think the rich dad education is better then most of the other programs out there. definitely better than david lindhals program, and i think better than than merrils program.

i dont think robert kiyosaki is a scam artist, hes marketing to people like us just like we market to people in distress.   business is business. and his books definitely do help a ton

i took the $500 course and thought it was good. i did that with 0 experience. read a few of his books and read some others and then saw he was coming to town so i took the $500 course.

as far as the $5000 course, if you are going to take it, i would wait till you have some experience under your belt.  you could use that $5000 towards some marketing and get some real life experience.  along with that $5000 you will find some mentors along the way. some partners. other investors who are more then happy to help you (maybe even split profits with them).

after you have the experiene, i bet the $5000 course is worth it.  i dont think you can ever have enough education, and they definitely help pave a path. although i have never taken anything passed the $500 course

you need to get an education on what you need to do. read some books. read the internert. listen to the podcasts.

a lady said her house was worth 130k, so i asked her what her bottom line is.  she came back at me with, "Well i am not sure, i would have to think about it. what is YOUR bottom line for me?"

i wanted her to tell me a number, but i didnt have a comeback. so i just gave her a number of 90k and she said no.

what is a better response than what i gave?
