Your first days as a full time real estate investor! Please share!

My partner and I plan to be full time real estate entrepreneurs within a few months.  Our business has slowly grown and we are excited to take it to the next level with our full attention.  We both currently work a typical 9-5 sales job and part time on real estate business.  I know it will be a transition and I look forward to taking the initiative to make it a success.  I would like to ask the people who have made the transition to full time real estate what the first days were like.  Please share the good, the bad, and the ugly!

frustrating and confusing. had to keep  going at it. i was in an area wher i felt ike 95% of the houses i looked at were in really bad shap so i figured i could fix and flip them all.

i wasnt sure how to market. that was my biggest mistake.  i sent out one mailing and stopped because i was inconsistent.
