@Jeremy Masson Those terms are actually very ordinary in terms of hard money lending. Keep in mind these are short term loans that most only have for 3-6 months. They do not have the benefit of making money on the loan for 15 years or more. I would just look at it as the cost of doing business. In terms of subbing out the rehab, you have to have an idea of what a rehab costs when you go into a property a lot of times. If not, you may need to have a GC with you or it may take you too long to actually make a decision and you may miss out on the property. They go quickly all around Atlanta.

@Rick Dupree The Atlanta market most definitely favors flips. At my brokerage we see more interest in flips right now on average than the buy and hold property. With that being said both are great strategies in Atlanta because there are properties to be had at great prices that allow for one or the other and even both in some instances. You definitely just have to decide what best fits your goals and then move forward from there but I would say you cannot go wrong with either strategy in Atlanta presently.

@David Fo there are a number of good areas to invest right now but what is best for you really depends on the goals you have set for your investment business.

@Michael Ehmann Pittsburgh is definitely hot right now. There is a lot of investor activity. West End, Westview, Pittsburgh, Oakland City, Capitol View, and pretty much all the areas in and around that vicinity are great areas to invest right now. The one thing I would keep in mind is just because you see an area one way does not necessarily mean a retail buyer would see the same. The low days on market in a lot of these pockets show that people want to live there.

@Chance Stevens I would say that there is no bad time to buy and sell right now in the Atlanta market. If you buy at the right price, do the right kind of rehab based on the comps in the area, and sell at the right price you cannot go wrong no matter what time of the year it is.

@Isaac Geller More important than the numbers making sense would be having boots on the ground. Do you have a trusted team that can actually handle every aspect of the "flip"?

@Ryan Duquette The structure of the business is definitely an important decision. Taxes are handled differently for "flip" properties held less than one year so I would advise seeking a competent tax consultant that understands real estate taxes to give you good understanding on what would best benefit you and your partner.

@Dan Mahoney I certainly appreciate the feedback. I was speaking in the strictest terms of investor activity not so much overall home value or anything like that. I realize that there are streets and blocks, within every zip code, that are better or worse than others but this was more so just for bigger picture thoughts or ideas about trends. I just have a general interest in hearing opinions or ideas on the subject.

According to My House Deals these 5 zip codes are the best for wholesale deals in Atlanta:  

1. 30310

2. 30032

3. 30314

4. 30315

5. 30058

I am interested to know what pocket everyone thinks will be the next 30310 and 30032. I personally think the 30318 zip code is next due to the Westside Reservoir Park. The first phase is supposed to be completed in 2019. The proposed scale of this park makes me believe there will be a huge impact on the market in the general vicinity. Who would not want to live near a beautiful park twice the size of Piedmont Park with access to the Beltline.
