@Carlito King I have heard this as well but here at my brokerage we are still finding deals all over. There is a whole lot of competition right now but still seems to be inventory as far as I can tell.

@Rebecca Gessler Welcome to BP! I would say that all the areas you mentioned would be great opportunities. I work for an investment brokerage and we buy and sell in East Point quite often. We had an investor do a great job in Jefferson Park. They sold 2635 Acadia St for $185k and we originally conservatively called the ARV, at the time of purchase, $165k. They purchased for $66k and put about $65k into the property. I would love to connect with you to discuss assisting you in the near future.

@Mike H. Jones This is great information. I just read about the AeroATL plans a day or so ago. I think this will increase activity in the area. My brokerage has sold 3 in East Point in the last 2 weeks so this will only increase interest.

@Marcel K. There is a lot to figure out before determining what can be done with those funds. Safe typically entails little to no opportunity for loss. Investing in real estate is never a 100% money making proposition but in terms of ROI, real estate can provide some really high ROIs.

@Hanyang Chen North Atlanta in areas near Duluth would be a great place to start depending on what you are looking to spend. Gwinnett can be expensive. Gwinnett County is a highly desirable county for families and turn key properties can definitely be found there. You will of course have to determine what you want to spend for the properties and also what you want to collect in rent as well. That of course is not the only area but with you living in Duluth it would be a great start. I would love to offer any additional assistance that I can. Feel free to message me.

@Rahib Karim If you want to flip your only option at this point would be hard money. As @Keegan Lunsford said you would need on the low end at least about $30k in liquid assets in order to make hard money work. You get your best return on investment when using hard money over cash on investment deals. Also, using hard money makes it possible for you to scale your business because you put far less into one deal and could consider purchasing another before finishing one deal. Good luck!

@Mike Mitchell Hot areas exist all over metro Atlanta. It just depends on your specific buying criteria to determine what will work best for you. We buy and sell ITP and OTP and the prices, condition of properties, and margins vary but the opportunities are plentiful.

@Mike Mitchell There are still plenty of opportunities to be found in West and Southwest Atlanta but "good" is subjective. The market is very hot right now so if you would like to get into the Atlanta market now is still a great time to do so.
