@Michael Smith Very nice job on the rehab...congrats on completing your first flip!

I do my absolute best to stay focused on the numbers that will make a given property work for the plans that I have for that property. Once I have determined what I plan to do with that property (fix/flip, rent, wholesale) I figure out where I need to be on the price. If I can't get the property for that I will take another look at my numbers to ensure I have not missed something. 

Assuming I haven't I move on, but may keep tabs on the property and what eventually happens to it. Lastly, I tell the seller(s) upfront that the if the numbers don't work I won't be able to do anything with it. And, if they are going to have any regrets about the price I have offered, do not sell it to me. In short it has to be a win win. 

Stephen....I would be very interested. While I know of a number of other meetings related to real estate investing, I don't know of any directly related to BP

LOL....Robert, just gotta tell you I got a good laugh out of the monopoly reference. Can't begin to tell you how many hours I spent playing that game as a kid.

@Micki M. Good luck to you. I just listened to a presentation a week or so back and that gentleman was very successful with notes 1st & 2nd. I am not there yet....maybe later. :-)
