Just close on my first investment property

I paid $22000 cash for a duplex in ATL. Two years ago, I spent $8000 to fix it.

Rent was $1135 a month tenants paid for utility except water. $60-150 a month for water.

I just sold it for $82000-6000=$76000

Now I am going to use it as down payment for bigger unit
