This is a net positive for the business AND top producing agents like yourself.

You will have agents who do this part time or only do 1-3 transactions a year no longer want to spend time in the business (as it will not be as lucrative).

The top agents will pick up more market share and be able to help more clients.

I would not write off CT and frequently advise clients to be careful with long distance investing!

There is no self-sufficiency rule with VA!

You just need 6 months reserves to use rental income!

You can do a cash-out refinance after 12 months if you want to use the ARV for a conventional loan.

Non-QM loans typically have a 6 month seasoning period!

If you wanted to do a delayed cash-out refi, that can be done right away but the 75% loan is based on purchase price and not the value. Not worth it in this case.

Are there any other student housing investors on BP? I invest in CT and rent to about 80 students.

Hi @Ivan Zuniga - you should 100% use a veteran loan to purchase your first property. You can buy up to 4 units with no money out of your pocket. There is no private mortgage insurance and it is by far the best way to get started with real estate investing!
