I know.  It isn't ideal for me either, as I'd have to be there as a bank representative doing community outreach, and not as myself.  I simply offer it as a starting point. 

For me, any meeting would need to be on Monday, Tuesday, or Wednesday.  But don't let that stop everyone from meeting st another time if that's what's best.

it's the return on their investment.  Maybe they can rent out the new lecture rooms? Or admit more students, both of which increases revenue.

If they are buying land or spending a lot on expansion, an overall loss while doing that isn't surprising. Nor is the +6 gain next year. However, if they aren't growing and they experience those loses... that could be interesting.

Also, what is the HOA fee? How much a month? What is the rent per month? Other expenses? Etc. if you have more numbers we can take a closer look at it with you.

Respectfully, is this your first purchase? Working in both insurance and looking at investments, I've never seen the county numbers match up with the actual value of the home. That said, the market will bare what it will bare, and a owner can sell for whatever they want. If someone wants to buy it... well, that's your new comp...

I'm going to do the same thing... once I find a property. My plan is to get an equity line of credit, and use that for a FHA loan on a small multi that we will house hack. As for the metrics for s multi... honestly, you just need to look around. You can also try the BP calculators. I'm planning on going pro soon just for unlimited access to them.

Michael, no spreadsheet here, but congratulations!  If you'd like to have another set of eyes look at your deal, no strings attached, I'd be happy to help. 

We also have a great REI group in Bellingham. @Patrick Britton can tell you more about that. 

As for tools to use, you can try the calculators here on the site.  They are VERY accurate and useful, but your limited with how much you can use them with a free account.

@patrick britton  @Julie marquez and I have spoke about it a little bit.  But it's mainly what you see on the forum here.  

If you could handle the mount Vernon Meetup, I can take the anacortes one.  The biggest question is, do we want them to be separate groups with separate meeting times, or should they be the same group and switch off locations.  I'm down with both.
