This is what inspection, feasibility, and other clauses are for. And if they are worded correctly, you won't lose your Ernest money, because it is part of the contract. For those saying it's unethical, I answer that it is also unethical for the seller to misrepresent a property that is in dire condition as being good to go. If your inspection reveals problems, and they cause the deal to not work, then don't do the deal and use your escape clause to get out.

Hello fellow Washingtonians!

I'm looking for an experienced investor (flipping, buy and hold, or brrrr) from Burlington on up the I-5 corridor that I can invite to lunch. I'd love to learn how you got started and what you've found to be the most successful in our area.  If you're willing, I'd also love to shadow you on a deal: I want to learn how to be successful at this business, and I know learning from experts like you as you go about your trade is the best way to do that.

@Ryan Taylor Welcome, welcome! As Julian and Julie mentioned, we have some awesome meetups in the area that are a great resource. 

I'm like you, just getting started and looking to meet with more experienced investors to learn the ropes. 

Once of the things I'm doing, just to gain practical, hands on experience, is helping my father- and brother-in law build a small house down south. All I can do is help on the weekends, but its going to be valuable experience for future flips and renovations down the road.

Shoot me a college invite; i'd be happy to talk to you about what I know of the area. Its always good to have a college. Who knows, I may have just found my future PM :D

@Shawn Ackerman is a wholeseller in Milwaukee. He has a really good thumb on the area, and probably has a few properties you could pick up.

@Kristopher Gomez How did you identify the absentee owners? Did Yellowletterscomplete have an option that identified them, or did you just specify that in the post cards?

Also, how much of your own money, if any, are you putting in to lock down the property?
