I'm currently using Zillow and Loopnet to look for small multifamily properties in my area. However, I don't like how functional loopnet is, and searching for multi-family in Zillow is a pain.  I don't want to be that guy who needs his hand held, but I'm hoping to learn from BP's extensive, collective experience.

Does anyone use any other service to find listings?  What do you like, or don't like? What do you think works best? Any other recommendations?

@Isaac Blocher I may be new here, but those numbers seem way off to me. you are the one with all the risk. yes, they will be doing the rehab, but what do they have in the game? Nothing. 

Am I off my rocker to think that you should have 60-70% of the profit? 

I guess it also depends on how you approach the situation.

Everett and Marysville are more expensive than tacoma? I'm honestly shocked.

@Heather R. @Alex Lucille The market down there is all so expensive. Do you see any good deals in the area? Have you given any thought to looking further north toward Everett and Marysville?

Hi BP, I'm trying to help my parents find a income property to invest in to supplement retirement. But I'm also looking for deals for myself. Has anyone heard of or done a deal where they take a loan from their parents as the mortgage and then purchased it themselves? This would allow us to both benefit from a single property. Hopefully that makes sense as a question.
