There is Happy Inspector available in IOS and Android. I've never used it to do inspections myself nor do I know if it intergrates with Podio. You can always download it for free and give it a try.

I could use some help with putting togther an offer

The ARV for the property is $785k. Needs $260k in repairs. This is a higher ed property so I need to factor in 15% f the ARV for the rehabbers property. I would like to make 10k for my wholesaler fee.

The property is being sold by the siblings of the original owner. Because of the age of the siblings they would like to get the money as soon as possible. The lowest they would take is $590k. They may consider seller financing but would the terms to be six months. I would like to make offer where the term is a year as one of the options.

How would you structure an offer? Thanks for the help

your objective is to get your place rented as quickly as possible. That means you need to put your marketing (in this case your for rent post) in front of the greatest number of your target audience (potential renters). In Utah that means advertising your rental on KSL and Craigslist.

Some other ideas to add to your marketing mix.

Placing for rents signs on the high traffic roads close to the property in addition to the front yard of the property.

Advertising on Zillow and Trulia. Great way to get in front of people relocating to Utah from out of state as well as locals.

Putting up flyers in laundrymats, major employers in the area (example Weber State), hospitals. 

word of mouth/social media - letting everyone in your sphere of influence (family, friends, neighbors) know the place is for rent. Maybe they know someone who would be interested in renting your property.

Letting the neighbors on the street know the property is for rent. They may know people who are looking for a place...kinda like letting them pick their neighbor.

Use 2 or 3 three strategies you can execute well and effectively.  Keep track of everything you're doing as well as  related expenses to learn from next time you list the property.

sorry for the confusion. The appraisal she had done came in at $330k. The comp a realtor I am working with came in at $310k

I could use some help for BP nation on a possible deal.

Here are the numbers

ARV $310K

Asking price $325k

Appraises for $330k

Area rents $1150 - $1250

3/2 2559 sq ft. has a 2 car garage with a second garage added 25 yrs ago to hold an RV and boat.

Repairs needed: probably just a new front door and living room hardwood floors redone. Rent ready. New roof, plumbing upgraded, kitchen and baths remodeled. carpets in excellent condition.

I'm looking at a wholesaler fee of $7,00. Currently not under contract.

motivation. was parents home who passed away. The proceeds would e divided among 3 people.

How would you structure t as a whole sale as well as a seller finance offer?

I wanted to pick the BP community brain to see how  would structure a deal.

I have seller with a FSBO. Vacant.

ARV $325k

Asking for $60k

Owes $230k

Monthly mortgage $1300

Wants $10k for immediate needs

Repairs will probably be about $15k. They replaced key things such as furnance, ac, roof. it was recently remodeled according to the seller but there is a couple things she is working on.

I'd like to make $7k on the whole fee (but flexible).

She is open to seller financing.

Also would you use a LLC or trust to wholesale the property to another inestor.
