Help structuring an offer

I could use some help with putting togther an offer

The ARV for the property is $785k. Needs $260k in repairs. This is a higher ed property so I need to factor in 15% f the ARV for the rehabbers property. I would like to make 10k for my wholesaler fee.

The property is being sold by the siblings of the original owner. Because of the age of the siblings they would like to get the money as soon as possible. The lowest they would take is $590k. They may consider seller financing but would the terms to be six months. I would like to make offer where the term is a year as one of the options.

How would you structure an offer? Thanks for the help
