I could use some help for BP nation on a possible deal.

ARV $310K

Asking price $325k

Appraises for $330k

Area rents $1150 - $1250

3/2 2559 sq ft. has a 2 car garage with a second garage added 25 yrs ago to hold an RV and boat.

Repairs needed: probably just a new front door and living room hardwood floors redone. Rent ready. New roof, plumbing upgraded, kitchen and baths remodeled. carpets in excellent condition.

I'm looking at a wholesaler fee of $7,00. Currently not under contract.

motivation. was parents home who passed away. The proceeds would e divided among 3 people.

How would you structure t as a whole sale as well as a seller finance offer?
